Knowing the real cost of building a house in Chennai starts with a clear specification. Archit Homes publishes two turnkey construction packages so you can compare exactly what is included before you sign. The General package is priced at ₹2200 per sq ft and the Premium package at ₹2400 per sq ft. Both cover the structure, brickwork, plastering, joinery, flooring, kitchen, toilets, electrical and sanitary work, painting, grill work, an overhead tank and rainwater harvesting. Every item, from the concrete grade to the switch brand, is written into the specification, and the items that are not included, such as the compound wall, sump, interiors and paving, are listed with their rates. Approval of plan, electricity and water supply charges, and the bore well remain in the client scope, so there are no surprises later.
General package at ₹2200 per sq ft
RCC framed structure with M20 concrete, chamber brick walls, 2' x 2' vitrified flooring, teak main door, Anchor or Orbit wiring, Hindware or Cera fittings and 53 grade cement from Ramco, Birla, Bharathi or Penna.
Premium package at ₹2400 per sq ft
An upgraded specification with branded finishes, UPVC windows, soil testing, structural design and anti-termite treatment, using UltraTech, Coromandel or Ramco cement and Fe550D TMT steel.
